CEDARCREST & COBB PARKWAY UPDATE

EXCITING NEWS!! Just spoke with the owner of the property located at Cedercrest & 41, he informed me that they are beginning Phase I of an amazing shopping center.  He described it as a "glorified Avenues".  They will have restaurants, a movie theater and great shopping (as per the sign that's been up for several years).  Very exciting news isn't it!  I will keep you updated as I hear more of the specifics.  If anyone has any contacts of large box businesses that they think would be a fit please, by all means send them my way.

  1. Wow! I can't believe they are finally building after all these years! I wish the revenue was going to Paulding instead of Cobb, though. I'd LOVE to have a Chick-Fil-A. My husband would love a PeachMac. That is going to be one crazy intersection, especially once the Wellstar buildings are operational. Thanks for the info, Debra!

  7. Debra, I've heard conflicting reports. Some have said a McDonald's is going in, which doesn't qualify as "high-end" in my book. I'm a bit concerned. Do you know any specific retailers/restaurants that have committed, or who we can contact to find out? Residents along Cedarcrest are VERY interested!

    2. If you look at the Cobb zoning meetings, it says there is a McDonalds going in at the intersection of 41 and Cedarcrest.

  12. How about a Jimmy John's, Bed Bath and Beyond, or Ulta? Just some of the places we drive to visit. A bakery and a casual upscale cafe would be nice too. Love Fresh Market, Whole Foods and Trader Joe's too!

  13. THe next time you speak to the developer, mention upscale restaurants. I was told that PURE from Woodstock is going in and so is Mellow Mushroom. This was based on conversations with the previous developer. Some additional restaurants that would be nice would be The Cheesecake Factory, Stoney River, PF Changs, Maggianos etc. Retail shops that would be nice include Talbots, Victoria's Secret, Bath and Bodyworks, Trader Joes.

    I'm not sure how a movie theater would do unless they have a different concept(like dinner and a movie). The NCG down the road is prety close. If anyone has been to the Woodstock Downtown area, that would be cool for us in this area.

  17. So we're basically looking forward to a McDonalds and probably a bank (I've heard Chase). I see no reason to believe there will be any upscale development. Considering Horton has had to sit on the land for all these years I'm sure they're happy to put anything they can on it. Maybe we'll even be so lucky as to get a title pawn or payday loan center!

    Glad I didn't buy in Governor's Towne Club based on promised amenities!

Based on the public information from the city of Acworth, yes there will be a McDonalds being built in one corner of the property and as the document states it will be a "new prototype" for McDonalds which is exciting to me. There is still plenty of room to build a shopping center and other amenities. I believe that this property is located in the overlay district of Acworth which means the architectural design will be consistent with the Publix across the street. Based on Mr. Horton's reputation of building two of the highest end subdivisions in the history of Georgia and building one of the top 5 golf courses in the state I have no doubt this will be a project we will all be elated to have in our back yard. I hope to meet with him again next week and will keep you updated, in the mean time let's try to refrain from speculations and let's all wait with great expectations.

  20. I am really hoping this comes to fruition soon. Peronally, I would love to see upscale restaurants we drive elsewhere to like Aspens, Cheesecake Factory, and J. Christophers. Fatz Cafe is also really good for quality food at moderate prices. For retail, if we can't have an "Avenues" concept, would like to see some stores found there like Chicos and Pier One, to name a few. Would love Old Navy, a florist, Gymboree. No more banks, please! My 2 cents. :)

  23. Just spoke with the owner/developer and he stated that phase I consists of the McDonalds a steak house and 8,000 square feet of retail. Phase II will be decided after May 10th. He did confirm that the shops in the retail would consist of shops similar to the Avenues. I was delighted to share all of your comments with him as to what you were asking to bring in, especially Trader Joes. I will be meeting with him in approx 30 days in which I should have the site plan at that time. I will keep all of you updated. Hope everyone has an amazing week!!

  32. There is a reason things have been slow on this entire "promised and heralded" retail development. We've witnessed Hiram, New Hope, and The Avenue experience quite a bit of retail closings and turnover over the past few years as the economy fell, jobs were lost and home values crashed. Strategic planning should be top priority otherwise out of leasing desperation space will be offered to dollar stores and nail salons like everywhere else. There needs to be a lot of psychiatric offices opened to handle the stress for the elites over all this...

    1. I am sorry, I was having a little fun with my last sentence, the facetious one I am I should not have done that, it was meant as a joke. As someone posted later it TRULY was in jest.
      No, actually I do not subscribe to any of the current administration ideas, I have always held onto direct opposite views. I abhore socialism, am a staunch believer of captialism, and if anything I am facetious to a fault. I may have a small mind as mentioned in your comment. May I share something? The economic downturn wiped out our business of twenty-plus years as well as all our contemporaries businesses as well. We, all of us, had to let our employees go as well as our dream homes. We held out hope too long that things might turn around, but we weren't the only ones. Talk about feeling poorly about letting your employees go and moving in with family. So, I've been on both sides of the spectrum, seen the high life as well as the low, and have probably felt at times the same way as those upset over a McDonalds, which, by the way I wish I could afford this afternoon for lunch. Very humbling. At this point divine intervention is what I believe it will take to turn things around here in the states and globally. In the meantime, a McDonalds might be built at the end of Cedarcrest, well good for them. It is a positive, people will have jobs.

    2. ... and may I also add that certainly folks in the Seven Hills, Bentwater and Governor's Towneclub are entitled to disappointment if a high end retail center doesn't become a reality for that commercial parcel they were promised. It was planned and may have been part of their decision to build/buy there.

  34. I agree the economy has been a major factor in retail but rest assured there will be no leases signed in desperation at this location. After my attendance at a Commercial Real Estate Conference yesterday consumer confidence is gaining and big projects are being offered again, of course not at the pace we need however.

I live in Bentwater and constantly roll my eyes at neighborhood events where the chatter I overhear is absurd. Lighten up folks, with the world in crisis a proposed McDonalds isn't worth an extra martini or Prozac. It's all good.

  38. Apparently the flea market next door has cut a deal with the developer and bought the property so they will not be building anything, even the McDonald's. The flea market is going to expand and build some more sheds to sell stuff (building around the indian remains mentioned above as to not disturb them of course).

    For Restaurant ideas, a Diner or Cafe would be nice, Trader Joes, Fresh Market, Marlows, Seasons 52, Woodfire Grill, Jasons Deli, Macaroni Grill, Einstein's, Hudson Grille, Applebees, Artuzzis, Shout, Mellow Mushroom.

    Retail - would be nice to have Eddie Bauer, a shoe store, cabellas.
    Do not need a movie theater.

    What is the projected time of completion of the first phase?

  40. For those of you who may have read a post that someone posted about Indian burial grounds and the flea market purchasing the land let me comment by saying none of that is true. I spoke with the owner/developer today and he was as shocked to hear that I was. The project is still moving forward as scheduled and I will continue to post updates as I speak with the owner. I have no doubt that this is going to be a project we are all going to appreciate.

  42. It's pretty obvious it's the same person and that it's meant in jest. At the same time it's comical to consider the demographics that a restaurant group like Here to Serve, or a retailer like Cabellas would chose, and to actually think they would select this particular intersection.

    More realistically, with 8000 square feet, they have room for a bank (approx. 3500 sq ft) and 3 small shops of approximately 1500 sq ft each (think nail salon, dry cleaner, cellular phones). Clearly they're testing the water with phase one and don't have very high hopes.

    As much as anyone else I want to see this become what was promised when I bought in the area nearly 10 years ago.

    Unfortunately I'm a realist. I also don't see the owner/developer coming forward to dispel any of the rumors or jokes.

    We have one validated tenant: McDonalds. Oh, and a flea market that doesn't seem to be going anywhere.

  43. I would love to see a breakfast place (Einstein bagels) and a non-chain restaurant. The Avenue is close enough that we could forego some duplications. It would be great if we could have somewhere to eat other than Mexican, pizza and fast food. We need healthier options!

  46. When Terry's lease runs out....if ever. One would have to consider the possibility of a Race Trac or QT. I dare say another CVS? There will be lots of prescriptions to fill with WellStar. Also, while speculation is rampant, how about a California Pizza Kitchen? I know, more pizza, but it's darn good pizza.

  59. Debra, too much speculation here. Do you have any more details from the developer? I see that it looks as if the developer is beginning to grade in the area that was classified as Phase 2 per the documents they filed with the Cobb Planning Commission. I realize that most developers cannot divulge the possible tenants they are talking to, but it would be nice to know what's possibly going up in our back yards.

    After speaking with one of the contractors there onsite, I was surprised when he told me that a steakhouse will be adjacent McDonalds. Those two don't seem to be a match.

Hi Debra....what's going on next to Publix on Cedarcrest?.....and, we had heard about a year ago that the Cedarcrest/Secen hills crossroads was to be a road extending to Rt. 92....anything going on there? and, about the expansion of Cedarcrest to 3-4 lanes between Graves and #41?....thanks and keep up your good work!!...this is a wonderful site!!

  69. The project has already started, please see below for the info. from the county. I will try to find out abouth the widening on Cedarcrest and report back.

    The project consists of 2.15 miles of 20' divided two lane road that will connect SR 92 at the Old Stilesboro Road intersection to Cedarcrest Road at the existing intersection of Seven Hills Boulevard. The project will include a 107' bridge over Westbrook Creek, three culverts and nine MSE walls.

    On March 27, 2012 the project was awarded to the low bidder in the amount of $8,520,231.98 to C.W. Matthews Contracting Company. This project is the largest 100% SPLOST funded project that Paulding County has awarded.

    This project is schedule is to begin construction in the summer of 2012 with a scheduled completion time of 18 months.

  71. They are spending a TON of money on this project, and I'm not sure that I see the benefit. Is Paulding County paying for the entire project, or is Cobb County contributing as well? I'm much more excited about the expanding of Cedarcrest Rd so that I can pass the people who feel the need to do 25-30 in a 35/45mph zone during the morning rush hour commute.   78. I met with the developer today and I am more excited than ever. He has an amazing vision for this place and I know that it will service the needs of our growing area in a great capacity. Right now he has an architect working on designing a two story Steak House, upstairs for banquets and downstairs for dining. Mellow Mushroom has committed and he is working with most of the businesses you have been so kind to suggest. I showed him the blog and your responses and he is looking to bring into this area a lot of the businesses you would like to see. This project will be built in phases and I will keep you updated as new businesses commit to the site.

    1. The developer told me that he eventually will have control over the flea market and as of now has control over a portion however the owner enjoys is an older gentleman and enjoys sitting out side on the weekends watching the people buy and sell. Just a matter of time.

    Thank you for keeping us so informed! My family is very excited about new venue options in the area. With the hospital going in across the street, it is bound to be a profitable area as long as there are quick and easy places to eat (hospital area) alongside the more upscale.

    Please mention to the developer again about Jimmy John's and maybe a J.Christopher. J. Christopher would be a wonderful opportunity for a lot of the youth to get work experience. Besides, it's good!

    I agree with an earlier post, though. You will need retail that is both a mixture of moderate to upper end. The Govenors and the upper priced housing in Bentwater and Seven Hills is a small demographic. Most people in North Paulding are moderate income who like to dress to look high end.

    After the 41/Cedarcrest area builds, do you see the same type of businesses being brought to the 7 Hills area? Paulding County Schools needs BADLY the revenue, and I find most people in North Paulding would shop in Paulding if there were places closer that they would shop at. Any chance of a Target going in towards the Crossroads area? That would draw the people there along with other businesses. Just a thought! Or even a Walmart! Most North Paulding people HATE driving to Hiram or Dallas Highway for Walmart or Target and opt for 41/Cobb County.

  82. I agree with you 100%. We want our tax dollars to stay in Paulding to support our schools and keep our taxes down however I believe that is the roll of our commissioners to work hard to build up our area. Our Post Commissioner especially David Barnett. He promised if he were elected he would have several meeting with our area to keep us updated with the goings on and that he would be very pro-active on our behalf however I have yet to see him in our community. He also said he wouldn't take a salary but, well that doesn't seem to be the case either. We really need someone to be very pro our community with a vision and passion for our area that goes out and take the initiative to support this area by bringing in businesses to keep us shopping here. I speak on a weekly basis with the economic developer Jamie Gilbert who is amazing and he is doing all he can to help support me in bringing in these businesses but the county's concern right now is industrial which is good and does bring in revenue to our county. I will be meeting with him and the Chamber President and other department heads in the next few weeks to develop a plan to bring in more business and make that process a smooth one. Will keep all of you updated and thanks again for all your positive feedback.

  83. Isn't it obvious that the site being cleared is not nearly large enough for all of these suggestions? It's not that hard to see. And developers don't make franchise decisions based on randome requests on a blog. At least, I hope they don't or they wouldn't be in business very long.

As far as the Waffle House I agree, I would like something with a healthier selection but it does bring in the much needed tax revenue this county needs and will help keep our real estate taxes from going up. I do see an upswing in the economy with regards to more consumer and business confidence, let's just hope it stays that way.

  90. The only lease that has been secured is Mellow Mushroom at this time. I am working with the developer in preparing marketing pieces to bring in the other businesses. This is a process that takes time, sometimes a year, to secure tenants like the ones we are looking to bring to that location. Please understand that there are no secrets and as soon as we secure more tenants I will be quick to report.

My vote again is for a Trader Joe's somewhere in close by...I think the area really needs it and wants one desperately. Driving to the East Cobb location is such a bear - it's inexpensive, healthy and quick to get in and out of TJ. Thanks again!

  94. Hello, I,like everyone else, am looking forward to the completion of the project at the corner of Cedarcrest and Cobb pkwy. It seems like most people have the idea that this will be somewhat like the Avenue at East and West Cobb. I don't think it will be anything that fine. I have talked to the project manager in Cobb, and he told me there would be a McDonalds and either a Race Track or QT. And now,we hear there will be a Mellow Mushroom. These places do not fit in with a project like the Avenue. A lot of people still think we are going to have a Movie theater and every thing else that is listed on the sign on site. I just wish we could get some clarification on if the area is going to be upscale, like the Avenues, or if it is going to be somewhat of a strip mall.

    1. I am the person 2 quotes up that called and talked to the Cobb county developers. And that guy knew what he was talking about when he said QT or Race track was going in with McDonals's. In fact, he said I've got the papers right here on my desk, along with a stack of others and if I could find the paper easily, I would be able to tell you if it's Race Track or QT. That's when I kind of give up on anything glorious. And I don't understand why they keep the posting of future Movies, Boutiqes or whatever they have on it. Anyone could call just like I did. It's been at least a month since I called. The only thing that may stop you from finding about anything else is the possiblity that they've had so many calls that they may not take anymore. Another thing is the way I found out about McDonalds before they scratched ground good is I ask the surrounding business places. They usually know for some reason. All in all, I know just asking or suggesting certain places isn't going to get you anywhere.I've heard that like businesses usually stick together. Of course there is a Chili's,I think it is, at the West Cobb Avenue, and I don't consider them to be upscale.

    With the Lakepoint Complex going up just up the road in Emerson; what is the sense of urgency like on Governor's Towne Square development? It seems that if this drags on much longer, any commercial activity will chose Lakepoint over Governors. What are your thoughts?

  106. Great question. I agree there may be sites closer to Lakepoint that may start popping up however it takes time and a lot of money to develop a site and this one is ready to go. Don't loose heart, just because you don't see buildings being erected doesn't mean things are happening. There are several tenants that are working on leases such as a steak house and other retailers. I will keep you updated as I hear more.

    Any new information on the glorified Avenues that was announced with such excitement in April (8 months ago)?

    One would expect to see more than a McDonalds and a temporary Christmas Tree vendor by this time.

    What happened to the steak house and the retail space? Or a Mellow Mushroom that supposedly had signed a lease?

    Has Horton put this on the back burner again or was it ever moved to the forefront?

    I sent an email to the developer asking for an update and his one sentence response was
    "I am just going to sit on the property". I'm sure I will receive many, I told you so, and that's ok, I've only been sharing the information I was given so don't shoot the messenger :)
    After doing my research on what he was hoping to accomplish on this site I think he is very wise at just sitting on it for right now. Our area doesn't have the demographics or population some of these big retailers are looking for right now, maybe in the future. We all know our economy is not stable and I'm sure no one can blame this developer for holding off for right now. With all that being said the positive side is Seven Hills is back in the building business, five new builders have come in to Seven Hills and the sales have dramatically picked up.

    Thanks to all of you who are on this blog and share your comments. I will start back posting new happenings as I hear. I am meeting on Tuesday with Paulding County's Economic developer and will report back.

    Thanks for your work here. We all appreciate the information that you have posted here, although maybe not accurate information from the owner/developer. This is the same story with him. I've tried to work with him in the past and he does not have the cash or the bandwith for this type of project. It has always been a Pie in the Sky project and he is just looking for someone else to buy his idea and property. They will have to develop it. He has NEVER had any intentions of developing anything here. He wants to flip it. Too bad we dont have an owner who is COMMITTED to making a project happen. He has wasted your time and ours as well with false promises and broken dreams. As a matter of fack, he showed his hand by selling to McDonalds and leasing to a Christmas Tree dealer. As far as possible retail and hospitality, our best bet around here is the Lakepoint project in Emerson, or possibly the Seven Hills/Cedarcrest corridor.

    Are the leases for the Steak House, Mellow Mushroom, & Eye Doctor still in the works or have those fallen through?

    As for the owner/developer sitting on the property - It might actually be to our bennifit in the long run since Bass Pro Shops have now decided to build in Emerson along side the Lake Point Sports Complex. The property may sit as is for a while but could lure a more desireable/appealing tenant in the future.

  120. Okay, who has seen the Facebook page claiming that a Whole Foods is coming to this space? Problem is, when you go to the corporate website for Whole Foods there is no mention of an upcoming Acworth location. On the FB page is also showe misleading "Coming soon" signs that are no where to be found on the development in question. Is this what commercial real estate has come to??? Misleading marketing just to gauge interest in an area. To get the hopes of a community up for absolutely nothing. It sounds like a sleazy overzealous developer or agent is behind this listing......
